WB-11 Additional Provisions

Type
Additional Addenda

When additional provisions (escalation, seller credits, and selected provisions) exceed 21 lines at 110 characters per line on the offer, they are placed on Blank_Add.pdf instead of Offer Addl lines. On Blank_Add, text wraps at 103 characters per line (about 25% more than before). Each provision stays on one sheet when possible; if the next one would not fit in the remaining lines on a sheet, a new sheet starts there (34 lines max per sheet). Only a single provision longer than 34 wrapped lines may continue onto the next sheet. Sheets are listed below as 1, 2, … and the same number is written in the PDF Addendum field.

Additional Provisions

Create and manage custom provisions that will be inserted into the contract addendum.

Saved Provisions

Check “Apply to every contract” to have a provision added by default on the Contract Form; you can still remove it there for any specific offer.

Office & Agent Information

Set your default agent and office details. These are saved in this browser and can be used when generating contracts (e.g. as buyer's agent name, broker, contact info).

If on, marking an offer as accepted will show a confirmation to delete all non-accepted offers for the same client. Accepted offers are always kept.

Office documents

Add real estate documents your broker/office uses (e.g. Addendum C, disclosure forms). Name each document; they are stored in this browser for your library.

Quick add:

No office documents yet. Add one above.

Clients

Client list with status: Active (no accepted offer), Pending (has an accepted offer), or Archived. Preapproval letters are included at the end of downloaded PDFs. Use the contract form’s client settings to load saved terms.
